The 5-Minute Application
Start by filling out our Simplified Application. We don't need your life story or decades of tax returns. We focus on the asset and the opportunity.
The 2-Hour Pre-Approval
Once submitted, our local team reviews your deal immediately. You will receive a Letter of Intent (LOI) or a pre-approval call within two business hours. This allows you to make offers with the confidence of a cash buyer.

Closing & Funding
On day 10 (or sooner if the title is clear), we send the funds to the closing table. You sign the docs, get the keys, and start your project.
Draw Schedule: If your loan includes renovation or construction costs, we’ll finalize your 4-draw schedule so you know exactly how to access your capital as the work progresses.
Underwriting & Valuation
Once the deal is under contract, we perform our due diligence. We’ll verify the property value and title.
The "No Cash" Option: If you are using additional collateral to roll your points into the loan, we will quickly evaluate that second asset during this phase to ensure a $0 cash-to-close at the finish line.
What We Need From You (The Checklist)
To keep us on the 10-day track, it will help to have these documents ready:
Purchase Contract: Signed and dated.
Entity Documents: LLC or Corporate paperwork (Operating Agreement, etc.).
Title Commitment: We work directly with the title company to speed this up.
Proof of Collateral: If utilizing our "No Cash to Close" program.
*additional documents may include proof of insurance, drivers license and info for a credit report, construction budget/draw plan, or other documents specific to the property. We will request these as soon as they come up in underwriting to help speed the process along.
Frequently Asked Questions
"Do I need a high credit score?" No. We are an asset-based lender. While we look at the whole picture, the value of the property and your exit strategy are our primary focus.
"What if I need a renewal?" Projects don't always go as planned. If you need more time, we offer 6 or 12-month extensions with reduced points to keep your project viable.
